We design and build custom homes in the small cities that line the Pacific Ocean near Los Angeles. From Malibu south to Rancho Palos Verdes, these are some of the most densely populated dries in California. Everyone wants to be close to the ocean – better yet, to have a view of the water – so the homes are packed tightly onto small, narrow lots.

We do mostly tear-downs. We demolish an existing home, scrape the lot clean, and design and build a new home on the site. In 1997, we built 14 custom homes, and 11 of them were tear-downs. Given that most of the homes in these cities are 60 years old or more and fewer than 20% have been replaced so far, we see a strong market in tear-down homes lasting long past our projected retirement dates.

We started C&C Partners as a small remodeling company in 1987. Within two years, we were doing large two-story additions and whole-house remodels. With some of these homes, we were going all the way down to the foundation, so in many cases it made more sense to rip out the foundation and start fresh. It cost the clients a little bit more, but it gave us and them the freedom to create a completely new home, rather than working within the confines of the old foundation. In 1990, about 20% of our work was tear-downs and the rest was remodels. Today, 95% of what we do is new-home construction.

We’re a design/build firm. Patrick is the design principal and works with the buyers from the moment they contact us through the sales process. Michael is the general contractor and steps in once they become clients.
