Building Your Dream Home: A Comprehensive Guide to Our New Home Construction Phase

New home construction can be an incredibly complex and confusing process for homeowners. From initial planning to final interior design, a lot goes into the design/build process, and it can quickly become overwhelming if you don’t have the right team to help you along the way.

At C&C Partners, we’ve created a seamless custom home design process by breaking it into three phases — Preliminary Study, Design Development, and Construction — each with five distinct steps. By maintaining an organized and detail-oriented approach through this consistently-proven structure, we can ensure transparency, clear communication, and less stress throughout the process.

We’ll be shining a spotlight on phase three of our process: construction. This can often be the most stressful and time-consuming part of the process for homeowners, so continue reading this comprehensive guide to better understand what to expect during your new home construction.

Step 1: Pre-Construction 

The first step in the new home construction process is pre-construction. Before beginning construction work, it’s necessary to ensure that all of the necessary insurance requirements, permits, and zoning regulations are in place. The contractor will also submit early purchase orders and release any liens the home may have. We call this 3-4 week period “mobilization.”

Step 2: Construction

The second step in the process is the construction itself. Mike, our general contractor, with the help of your job superintendent, will begin the basic framing and then perform the “rough-in” work. “Rough-in” or “trade” work refers to the process of bringing in the electrical wiring, plumbing, mechanical ductwork and other lines. Insulation and drywall are then added, as well as exterior siding, driveways, or walkways.

After the rough-in, the interior millwork is performed. This includes interior doors, trim, shelving, cabinets, flooring, countertops, landscaping and more. This is also when your home is painted. At this point, almost all major construction is finished.

Step 3: Design and Build Partnership

As the construction process draws to a close, you’ll visit the new home construction site with our custom home design team — this typically includes Patrick, Mike, your interior designer, and your project’s project manager and superintendent — to monitor the property’s progress and discuss finishes. This is your opportunity to make tweaks to selections such as paint or cabinet hardware; some may know it as the “blue-tape walkthrough.”
